Are you selling your home this spring and wondering how to stand out? With more competition, buyers will be comparing your home to many others, so getting it buyer-ready is essential. I once had a seller whose house wasn’t selling, even with the right price and location. We brought in professional cleaners and had the carpets deep cleaned. Within weeks, the house sold.

If you’re getting ready to sell, here are five tips to prepare your home and make it stand out to buyers.

1. Cleaning matters more than you think. Buyers never want to buy a dirty house. Even if the home itself is great, dirt and grime can be distracting and turn people off quickly. An immaculately clean home helps buyers focus on the space instead of what needs to be fixed.

2. Declutter to show the space. Decluttering is all about removing distractions. That means taking out personal items, political items, and anything that feels out of place in a room. When rooms are crowded, it hides the space and interrupts the natural flow of the house. Buyers need to clearly see how each room works.

3. Arrange furniture so rooms can shine. Furniture should never block doors, walkways, or sliding doors. It also shouldn’t overpower the room. The goal is for the room to stand out, not the furniture. When the layout feels open and balanced, buyers can better imagine themselves in the space.

4. Marketing is a big deal. Marketing the home is the real estate agent’s responsibility, and there’s a lot that goes into it. It’s important to work with a realtor who is willing to invest in marketing.

I use a detailed marketing plan that includes tools like Zillow Showcase, professional photography, drone photos, and twilight photos, all curated so they flow naturally with the home. Buyers want to feel like they’re stepping into the house as they move through the photos.

Beyond photos, there are many ways to market a property. That includes social media, large email campaigns, outreach to other real estate agents in different regions, and neighborhood advertising. Platforms like Nextdoor are especially effective for promoting open houses. The more exposure a home gets, the better.

5. Price the home right from the start. Buyers are constantly watching the market and comparing properties. When something new comes up, it immediately grabs their attention. That early window is when a listing gets the most views, especially in the first two weeks. Pricing the home correctly during that time is critical because that’s when interest is at its peak.
